The approach

A gut renovation is a
logistics problem.

That is what a whole-home renovation actually demands. The construction techniques are not exotic. What is hard is sequencing twelve trades through one building, in the right order, without any of them undoing the last one's work — while the client still has a life to live around it.

So we plan the phasing before we plan anything else. Which rooms come offline when, what the critical path is, where the long-lead items sit, and what your realistic move-back date is. Then we hold to it, and tell you early when something threatens it.

Questions

Straight answers.

Most run five to twelve months on site depending on square footage, how much structural work is involved, and whether the services are being fully replaced. Permitting and long-lead items sit on top of that. We give you a phased programme rather than a single optimistic date.

For a full gut, usually yes — the house has no working services for a period. For a phased renovation where we take the property zone by zone, many clients stay. We will tell you honestly which your scope requires.

By sequencing it properly and by having the owner on site rather than managing it from a distance. Most large-project failures are coordination failures, and coordination is not something you can delegate to a spreadsheet.

On a house of any age you should expect some. Old wiring, failed waterproofing, rot, or framing that was never right. Every one is raised with you, priced in writing, and agreed before the work is done.

Yes, and we do regularly. We can also help align an early scheme with a realistic budget, which is usually a better use of everyone's time than fully detailing something that cannot be built for the money available.
