Most single-family custom homes run twelve to twenty months from permit issue to handover, and the permitting itself can add several months before that. Site complexity, plan-check corrections and how quickly selections are made all move that number. We give you a realistic programme up front rather than an optimistic one.
Yes — that is the typical case. If you have not bought the lot yet, we are happy to walk it with you before you commit, because access, slope and utility runs can change the build cost dramatically.
Both work. We regularly build to an architect's drawings, and we can also help you align an early design with a realistic budget before too much drafting time is spent on something that cannot be built for the money.
Yes. We hold California Contractors State License Board licence 1049743, General Building Class B, which is the classification required for ground-up residential construction, and we carry a contractor bond and insurance. You can verify the licence yourself at cslb.ca.gov.
Genuine unknowns exist in construction, particularly below ground. What we control is that they are raised with you immediately, priced in writing, and agreed before the work happens — never discovered on a final invoice.
