An addition is not a new house with a shared wall. It is a structural intervention into a building that is already standing, already settled, and rarely built the way the drawings claim it was.
That is why we take on the parts of this work that many remodeling companies subcontract out and stop watching: foundation repair, structural framing, and window installation into new and altered openings. If the load path and the waterproofing are not right, no amount of finish work will save the result.
It also means being straight with you early. Sometimes a second storey is the right answer. Sometimes reworking the footprint you already have costs less and gives you more. We will tell you which one we think it is before you spend money on drawings.

Sometimes yes, sometimes only with significant foundation and framing work first. It depends on the existing footings, the framing, and the soil. We assess that before you commission drawings, because finding out afterwards is expensive.
Yes. California has made ADUs considerably easier to permit than they once were, and San Diego has its own overlay of rules on top. We will tell you what your lot allows and what it will realistically cost to build.
Yes. We take on foundation assessment and repair as standalone work, not only as part of an addition. If it turns out the problem is smaller than you feared, we will say so.
That is the intent, and it takes deliberate work — matching roof pitch, eave detail, stucco texture and window proportion. A tie-in that reads as an obvious bolt-on is a detailing failure, not an inevitability.
